We are particularly interested in joinery and metal fabrication, natural stone, gypsum and ceiling systems, decorative finishes, and MEP subcontractors working to drawing.

Before you write to us

Yes. We can deliver architecture, interior design and engineering documentation as a standalone scope, though most clients ask us to carry the project through construction so one team stays responsible for the result.

With a conversation and a site visit. We then issue a scope proposal covering design stages, deliverables, programme and fee before any design work begins.

Yes. We take projects across Iraqi governorates including the Kurdistan Region. Travel and supervision arrangements are set out in the proposal.

Yes. Send the drawings and we review them for buildability, coordinate the engineering, develop a BOQ and price the works — flagging anything that needs resolving before construction starts.

Design work is invoiced by stage. Construction and fit-out are invoiced against agreed milestones or measured progress, set out in the contract before work begins.

We specify materials against appearance, performance, budget and application, present options for your approval, and manage procurement. Samples are provided for every significant finish.

Testing and inspection, a joint snag list, closing of every item on it, then handover with as-built drawings, warranties and operating documentation for installed systems.
